A 24-unit multi-level townhouse complex requiring a total façade remediation from that of being a severely distressed leaky building, Chapman Consulting Ltd were engaged in a rescue mission when the Body Corporate’s incumbent Client Project Manager and Engineer to the Contract went into liquidation, ending the project lame, leaderless and without any means to go forward. Chapman Consulting Limited subsequently picked up the many bits and pieces and provided the much needed project leadership and direction and that of the Engineer to the Contract services. The subsequent outcome was a newly remediated building provided under the Project management capability of Chapman Consulting Ltd

Challenges & Performance

CCL were initially required to pick up the pieces of a very tardy client project management performance, remedy the previous client project managers deficiencies, identify the many on-site construction non conformances in the construction having taken place to date, and restore a culture of project leadership conducive to restarting the project and delivering compliant outcomes for the Body Corporate and the Auckland Council.

CCL were required to restart the project with a sense of urgency and commitment to all stakeholders.

CCL were required to renegotiate with the existing contractor a realistic go-forward strategy and programme.

Re-establish working and beneficial working relationships with other consultant providers, through proactive liaison, cooperation, and collaboration.

CCL was required to manage previously unresolved relationship issues with Auckland Council, the contractor and the Body Corporate Committee

CCL provided key client project management leadership and project direction to all stakeholders that ensured and achieved a total delivery solution.

The project had to be delivered to the specified requirements and achieve Code Compliance to enable ongoing Body Corporate sales to be concluded.

CCL delivered an outstanding level of client project management services to the Body Corporate that in essence rescued this townhouse/apartment building from being a commercial disaster.

CCL were instrumental in ensuring that all technical and contractual obligations of the contractor to the principal were upheld.
